Long term land value trends
The tables below are a record of land values and market trends for selected benchmark properties across local government areas and property types.
The tables include benchmark properties, their land value, annual movement (%) and an index. The index for 1996 (base year) is 100. Table numbers used since the 2017 land values have been simplified from those used in prior years.
Occasionally the benchmark property may need to be changed for reasons such as subdivision, amalgamation and rezoning, so values may differ from those published previously.
Rural property tables are no longer based on cleared, fenced and watered land or excluding buildings, as previously shown. They now show land value only.
What is a benchmark property?
Most properties are valued in groups called components. A representative property is selected for each group and is known as the benchmark property. Each year the benchmark property is individually valued using market evidence to calculate its rate of change from the previous valuing year. This change is then applied to all the properties in the group.

Valuer General's real estate market reports 1977-1996
Market reports
From 1977 until 1996 the Valuer General produced an annual report on the NSW real estate market. The reports included site values, improved values and rental values for a range of property types.
In 1996 it was decided to limit the report to land values to reflect the Valuer General's statutory responsibilities.
