General overview

There were strong increases in land values across the Blue Mountains local government area between 2017 and 2018 which was consistent across the residential and rural market segments. Commercial properties showed a slight increase with industrial properties showed a moderate increase.

The strong increases in land values were attributed to good demand for properties across residential, industrial and rural zoned land, the completion of the Great Western Highway upgrade and improvements to rail infrastructure on the Blue Mountains line which have improved accessibility for transport and commuters across the local government area.

 Residential land values

Residential overview

Overall the strong increase in residential land values was largely driven by improved accessibility for transport and commuters and the relative affordability compared to fringe areas of greater Western Sydney. There has also been increased demand for larger residential and rural lifestyle properties across the local government area.

Land values for environmental zoned properties in Winmalee and Yellow Rock in the lower Blue Mountains have remained steady. This is due to the location on the north eastern fringe of the local government area and being further away from the Great Western Highway, public transport and amenities.

Springwood in the lower Blue Mountains has seen land values remain steady generally. However, some properties at North Springwood showed strong increases.

Strong increases in land values were shown in the townships along the Great Western Highway at Blaxland, Blackheath, Faulconbridge, Glenbrook, Hazelbrook, Katoomba and Leura.

Very strong increases in land values were shown at Mount Victoria on the western fringe of the local government area. The past year has seen an increase in demand for properties, especially those close to the station. The strong increase has been driven by the completion of the Great Western Highway through to Mount Victoria.

Medium density residential properties at Blaxland, Hazelbrook, Lawson, Blackheath, Katoomba and Leura have seen moderate increases in land values.

Commercial overview

There were slight increases in commercial land values across the Blue Mountains local government area between 2017 and 2018. The exception to this were business zoned properties in Blackheath and Mt Victoria which showed strong increases in land values. This was due to improved infrastructure and the completion to the upgrade of the Great Western Highway.

There were moderate increases in light industrial land values at Katoomba between 2017 and 2018. The general industrial zones throughout the local government area showed only slight land value increases.

Rural overview

There have been strong increases in land values in both the rural lifestyle and small rural holdings. The lifestyle property market in the Blue Mountains has been particularly good over the past year compared to the majority of fringe Sydney rural properties. Land values are generally lower in the Blue Mountains local government area and properties are considered to be more affordable.
